Federation Queen Anne, and a lot of it

Croydon is one of the better preserved Federation pockets in this part of Sydney. Around The Strand, Edwin Street and the station, and particularly through the Malvern Hill Estate and the streets off Rostherne Avenue, the housing is substantial Federation Queen Anne and early inter-war brick on real blocks — tall gabled roofs, deep verandahs, terracotta tile and a lot of complicated geometry where hips, gables and valleys meet.

Croydon also straddles a council boundary. Part of it sits with Inner West Council under the Inner West LEP 2022, part with Burwood Council, whose conservation areas are listed in Schedule 5 of the Burwood LEP 2012 and include Malvern Hill and Rostherne Avenue. Which side of the street you are on can change the controls, so we check the address rather than guessing.

The roof form is the problem

A tall Federation roof with four or five intersecting planes has a lot of valleys, and valleys are where roofs fail here.

  • Valley irons rusted through under years of wet leaf litter, not merely blocked
  • Ridge and hip pointing crumbling across long runs of capping
  • Terracotta tiles cracked or delaminating, with matching stock hard to source
  • Flashings at gable and chimney junctions never properly formed
  • Eaves gutters at the end of their life, often with no fall left

A thorough restoration — clean, rebed, repoint, replace tiles, reseal valleys, then coat — is the right answer on most of these. If the structure underneath has gone, replacement is the honest conversation.

Heritage and colour

Inside a listed conservation area, street-visible roof colour and finish can be controlled, and changing material may need consent. Muted heritage tones in a low-sheen finish are the safe ground. We specify to the applicable controls and say when council is likely to be involved.
