Other areas we serve
Hills, a river and a creek valley
Earlwood is one of the hillier suburbs on our list. It sits on the high ground between the Cooks River and the Wolli Creek valley, with the shops at Homer and William Streets on top of the ridge and the land falling away towards Ewen Park and the river on one side and the Wolli Creek bushland on the other.
The housing is largely inter-war and post-war — Californian bungalows, Spanish Mission detail on some of the better streets, and solid brick and tile from the 1940s through the 1960s. Almost all of it is detached, with eaves, and almost all of it is tiled.
Slope changes where the water goes
On a sloping block, runoff from the roofs and paving above you arrives at your boundary faster and with more energy. The gutter and downpipe sizing has to suit what the roof actually collects, and the discharge point has to be able to take it. A perfectly good gutter emptying into a line that cannot cope still ends up as a problem.
Pitch helps on the roof itself — these hip roofs shed water well — but valleys on a sloping site collect more debris than they shed, particularly on the Wolli Creek side where the bushland canopy drops continuously.
The standard Earlwood job
This is proper roof restoration country:
- Pressure clean off decades of moss and lichen, which thrives on the shaded southern slopes
- Rebed and repoint ridge and hip caps where the bedding mortar has crumbled
- Replace rusted valley irons and clear the valleys
- Replace cracked and chipped tiles, matched where stock allows
- Re-hang eaves gutters to a correct fall and clear downpipes
- Coat the cleaned, repaired tile surface
Where the structure underneath has gone soft, replacement is the honest answer and you will be told so.
Council and controls
Earlwood sits in the Canterbury-Bankstown Council area, under the Canterbury-Bankstown LEP 2023. We check the heritage status of the address before specifying anything street-visible, because the controls vary street by street across this LGA.
Access
Side access and driveways on most blocks make this an easy suburb to work in. Steep driveways and split-level blocks occasionally complicate material handling, and that gets noted at the inspection.
