A small suburb with a lot of heritage listing

Hurlstone Park is compact — a few streets around the Crinan Street shops and the station, with Duntroon Street and Floss Street running back towards Canterbury Road and the Cooks River corridor. The housing is consistent and well kept: Federation and inter-war brick, mostly detached or semi-detached, with tiled hip and gable roofs, deep eaves and street-facing gables.

It is also unusually heavily protected. Canterbury-Bankstown Council reports six heritage conservation areas within the suburb of Hurlstone Park, with the relevant changes gazetted in December 2020 and character statements held in the council development control plan. Protection now runs through the Canterbury-Bankstown LEP 2023.

What the listings mean for your roof

If your house is inside one of those six areas, street-visible roof work is not purely your choice. The covering, the profile and the colour can all be subject to control, and changing material — terracotta to metal, for instance — may need consent rather than being exempt work.

In practice that means:

  • Matching the original tile profile where it is visible from the street
  • Muted heritage tones in a low-sheen finish rather than a bright or glossy colour
  • Keeping gable detail, finials and ridge ornament rather than simplifying them
  • Expecting a longer lead time when original terracotta has to be sourced

We specify to the controls that apply to your address and tell you when a development application looks likely. We do not predict what council will decide.

The actual roofing faults

Heritage aside, these are ordinary tiled roofs with ordinary problems:

  • Ridge and hip bedding mortar crumbled, letting water track under the caps
  • Valley irons rusted out under leaf litter from the established street trees
  • Cracked and delaminating terracotta tiles
  • No sarking, which is normal for the era
  • Eaves gutters with no fall left, and blocked downpipes at verandah returns

Roof restoration suits most of them. Repairs handles a specific leak, and gutter work the drainage.

Access

Side access on most blocks, single or two storey, moderate pitch. Straightforward compared with the terrace suburbs, and the quote reflects that.
